How are these figures calculated?
Value of this certificate = cumulative work to date − cumulative work at the previous certificate.
Retention is calculated cumulatively: retention rate × cumulative work, up to the retention cap (as a share of the contract value) where one applies. Retention on this certificate is the difference between cumulative retention now and at the previous certificate; once the cap is reached, deductions stop.
Advance recovery works the same way: recovery rate × cumulative work, up to the value of the advance payment.
Performance guarantee: nothing is deducted if a bank guarantee is submitted; otherwise the full guarantee amount (guarantee % × contract value) is usually deducted from the first payment, with any shortfall taken from the next one. Some contracts withhold its % of each certificate instead. It is released when the guarantee is submitted.
Workers insurance is deducted at its rate unless the policy is submitted. The advance is usually recovered as a % of the work done (e.g. 25%: 200,000 of work → 50,000 recovered) until fully recovered.
Net amount due = certificate value − retention − advance recovery − guarantee withheld − workers insurance, before penalties and taxes.
